Is my property's location eligible for this service?
Currently, Welcome Rentals is proud to extend its services to properties located within the metropolitan Melbourne region and surrounding suburbs. We also service the Bayside area from St Kilda to Mentone, and suburbs in between. We’re dedicated to providing exceptional support and top-tier returns to property owners in these areas.

How do I list my property with Welcome Rentals?
Listing your property with Welcome Rentals is simple. To get started, please visit our ‘List your home’ page complete the form with the specific details about your property. Once completed, we’ll work with you to upload photos, set your rental rates, and specify any additional charges or house rules. Our team will ensure accuracy and compliance with our guidelines. Once everything is approved, your property will be live and available for travellers to book.
How is Welcome Rentals different from other property managers?
We operate as a boutique agency, carefully selecting homes that meet our quality standards and providing an elevated service experience. With over five years of short-term rental expertise, we offer a personalised, tech-driven approach backed by proven results and Superhost status on Airbnb.
How do I get paid?
We issue monthly owner statements on the first of each month and process direct debits for applicable fees. You retain full transparency through our owner portal.
How is your commission calculated?
Our commission is calulated solely on the nightly rate of the property, otherwise known as your Net Booking Revenue. We do not charge a commission on the channel’s hosting fee, or the cleaning fee.
To simplify the guest’s experience, we utilise a markup system where the guest sees a total price, rather than a breakdown of individual fees. The property platform fee and cleaning fee are not absorbed by the owner, as they are part of the markup system.
Can I still use the property myself?
Yes, owners have full calendar access and can block dates for personal use at any time. Our system makes it easy to schedule owner stays.
